Burbank Rancho real estate in Burbank, CA.
I help Burbank Rancho homeowners, trustees, executors, and families buy and sell with care and clarity — honoring the land, the legacy, and the numbers that matter.

The neighborhood
Most people outside Burbank have never heard of the Rancho. That's part of what makes it special.
The neighborhood exists because the city chose to protect it. In the 1950s, residents fought to preserve the equestrian character of these southern parcels, and the city responded with the R-1-H (Single Family Residential Horsekeeping) zoning designation—a framework that explicitly allows horses, stables, and corrals on qualifying properties. That decision, renewed and defended for seventy years, shaped everything you see here: the riding paths instead of bike lanes, the unpaved street shoulders, the bridle routes to Griffith Park and the Los Angeles Equestrian Center, the tree canopy that has matured undisturbed.
Housing reflects that history. You'll find original 1940s residences, ranch-style and mid-century homes, remodeled properties, and larger custom estates. Some homes cost significantly more than their counterparts in standard Burbank neighborhoods, not because of square footage, but because you're buying a combination of location (close to studios, downtown and the San Fernando & San Gabriel valleys), tree lined streets, horse stables, access to miles of bridle trails, and the permanence of a zoning overlay designed to prevent incompatible development. Others offer solid value for buyers who want space and horses without the premium.
The catch: no two parcels are alike. Lot size, setback requirements, stable improvements, usable land, condition, and zoning compliance vary from block to block. Generic comparisons don't work here. A home's value depends on its specific parcel, its stable infrastructure, what the zoning actually permits for that address, and what the next owner plans to do. That's why I've lived here nearly twenty years—to know which streets, which configurations, and which parcels deliver what buyers and sellers actually need.
The Rancho is also steps from major Burbank studios and minutes from downtown LA. It's a neighborhood that didn't just happen—it was built, protected, and maintained by people who understood what made it worth keeping. Read the full neighborhood guide.

Since 2014, I have helped buyers, sellers, trustees, and executors navigate transactions that often involve more than a house. My job is to make the real estate part feel manageable.

What clients say
We worked with Will Flannigan on two separate occasions, once when we represented the Seller for a home we were buying and when we sold that same home six years later. That's not a typical scenario, but after seeing how fair and professional Will was in the first transaction representing the Sellers we knew he was the right fit for us. Will has experience and excellent follow up. He scheduled multiple weeks of Open Houses, something that many other agents seem to dismiss these days. I had one agent who told me "Open Houses aren't the only way to sell your home." Guess what, they never got the opportunity from us either! If you want someone with a track record, will know how to price your home fairly and ultimately close the sale, talk to Will Flannigan!
I have known Will Flannigan for over a decade, and my admiration for him has only grown with time. Will is the rare combination of exceptional character and elite professional expertise. The kind of agent you feel fortunate to have in your corner. What sets Will apart goes well beyond the typical. He holds a law degree, giving him a distinct edge in complex transactions, and he has developed a true specialty in probate and trust real sales, an area that demands precision, sensitivity, and deep legal understanding. His command of the San Fernando Valley market is unmatched, and the Burbank/Rancho area in particular is his home turf, literally. He lives there, knows it intimately, and brings a level of local insight that no amount of data can replicate. Beyond that, Will is fluent in Mandarin, making him an outstanding resource for a wider range of clients who deserve that personal connection in their native language. Above all, Will is a genuinely good person, professional, trustworthy, and a pleasure to work with at every turn. If you are looking for a top-tier agent in the San Fernando Valley who brings character, credentials, and community knowledge to the table, look no further than Will Flannigan.
Awesome experience! Will's market experience, communication, and professionalism was first class from start to finish. He exceeded my expectations on all fronts. In particular, his assistance in finding the right property that met my requirements and his negotiation skills turned the purchase from a pretty good deal to an exceptional one. I look forward to working with Will on many more transactions.
We started working with Will in Jan 2020. Our plan was to buy a new home in Burbank using a bridge loan that Will hooked us up with and then sell our home in Echo Park. Will found us a great home in Burbank & we went in to escrow in March. March 2020. Remember 15 days to slow the spread? Yeah, that March. I was laid off. The bank dropped our loan as I now had no way to pay it. The deal fell through but Will did not give up on us. It took almost a year for us to get back on our feet but Will didn't stop working with us. In June 2021 we closed on the sale of our home. Will deftly handled all the red tape. The process was really smooth & easy. Will has a good nature about him & is very pleasant to work with. I can't recommend him enough.
We used Will Flannigan as our Buyers Agent! He was amazing. In fact, our offer fell apart because of issues with the seller. But behind the scenes, Will kept in touch with the seller's agent and developed a plan to get our offer accepted! As a result, our purchase got back on track. And we got our dream home all because of Will! I strongly recommend Will Flannigan if you want someone to fight for your interests!
Will Flannigan is amazing! Will helped my wife and I find and close on our first home. In what was an insanely competitive market, Will's expertise, advice, and patience made the experience so much better. He was patient, went with us on almost every visit, talked us out of houses that he felt were not a good fit and guided us on what were small vs larger considerations we needed to make when evaluating homes. We could not imagine going through the process without a real estate agent like him.

Common questions
What does a trust sale in Burbank actually involve?
A trust sale is a private transfer handled by the successor trustee under the terms of a written trust — usually without probate court. The trustee signs, the property is marketed and sold like any other home, and proceeds are distributed to beneficiaries. Timelines are typically faster and quieter than probate.
How do you price a horse property in Burbank Rancho?
Equestrian properties do not price from standard comparable sales alone. I weigh recent Burbank Rancho closings, usable land, zoning and permits, horse improvements, property condition, and current buyer demand to build a defensible value range.
I am an executor and I have never done this before. Where do I start?
Start with a conversation, not a listing. We review the estate documents, confirm your authority, get a value opinion in writing, and decide what — if anything — should be cleaned up before the market sees the home. Most executors are family members, not professionals, and that is entirely normal.
Do you work with Mandarin-speaking families?
Yes. I speak Mandarin Chinese and regularly guide Mandarin-speaking families, out-of-state heirs, and overseas beneficiaries through California trust and probate real estate sales so everyone at the table understands each step.
